Don't forget to ask for a pre-approval letter – it's your key to knowing how much home you can afford and is a requirement before we view houses.

Next, I'll set up a custom search that's all about you and what you're looking for in a home. I'll need all the details, the 'non-negotiables' and the 'wouldn’t-that-be-nice' list. We'll review the RECO Info Guide and sign a Buyer Designated Representation Agreement, which I will go over in detail, and then when you see something you like just give me the nod, and I’ll line up showings.

Now that you found the perfect home, let’s talk strategy. We’ll hash out all the fine details to put together an offer that’s as strong as coffee on a Monday morning. Price, inspection timelines, necessary conditions – we’ll cover it all. Let’s get you that home!

Once we submit our offer, the ball’s in the seller’s court—they can accept, reject, or send it back with a counter offer. Deposit - You’ll be putting down your earnest money—an upfront show of good faith that you’re serious about this purchase. Next up, we’ve got a window of time, already agreed upon in our contract, to get your financing approved (if required) and all our conditions fulfilled. This is called the conditional period. Common conditions are financing, inspections, sale of your property and more that we can discuss as needed. The inspections will cost you between $500-$1500 and payment is due when they are completed whether or not you buy the home.

Almost there! A day or two before the closing date we'll do a final walk-through to ensure everything's in accordance with the contract. Your lawyer will contact you to sign necessary paperwork with them and then when the deal officially closes you'll get the keys and celebrate!
