Before diving into house hunting, it's smart to sit down with a mortgage agent. Think of this as your "get prepared" phase. You'll discuss mortgage options and determine your budget. Don't forget to ask for a pre-approval letter – it's your key to knowing how much home you can afford and is a requirement before we view houses.

Now that you've met with the lender, it's time for us to discuss what your dream home looks like. We'll cover style, budget, location, and any features that are a must for you. This is where we get into the nitty-gritty of your ideal home.

Next, I'll set up a custom search that's all about you and what you're looking for in a home. I'll need all the details, the 'non-negotiables' and the 'wouldn’t-that-be-nice' list. Every home that fits the bill will land straight in your inbox. We'll review the RECO Info Guide and sign a Buyer Designated Representation Agreement, which I will go over in detail, and then If something catches your eye, just let me know - I’ll take care of scheduling the showings.

Now that you’ve found the right home, it’s time to plan your offer. We’ll go over the key details - price, inspection timelines, necessary conditions - and put together a strategy that gives you a strong position. Let’s work to make it yours.

After we submit the offer, it’s up to the seller—they might accept, decline, or come back with a counter. Whatever their response, I’ll walk you through the details and help you decide the best next step. We’ll work together to secure the home on terms that make sense for you.

Deposit - You’ll provide an earnest money deposit as a sign of your commitment to the purchase. After that, there’s a set period in the contract, called the conditional period, to get your financing approved (if needed) and meet any other conditions. Common conditions include financing, inspections, and the sale of your current property, which we can go over as needed. Inspections typically cost between $600-$1,500, and the fee is due when the inspections are completed, regardless of whether you proceed with the purchase.

Almost there!  A day or two before the closing date we'll do a final walk-through to ensure everything's in accordance with the contract. Your lawyer will contact you to sign necessary paperwork with them and then when the deal officially closes you'll get the keys and celebrate!
